There are 15 main Kamloops BC realestate areas. These regions are:
Aberdeen including Dufferin and Pine View Valley,
Sahali,
West End including downtown and Sun Rivers,
Valleyview,
Rose Hill,
Juniper,
Dallas,
Barnhartvale,
Rivershore,
Knutsford,
Rayleigh,
North Kamloops,
Westsyde,
Batchelor Heights, and
Brocklehurst
Below Ive provided a summary of each subdivision with the benefits and challenges of living in each area.
Aberdeen
Aberdeen has longer winters, shorter summers (by a few weeks) due to the higher elevation. Aberdeen has many new homes and is still developing so there are vacant lots available. The price point ranges from mid to high end homes. There is a highly regarded elementary school Pacific Way Elementary at the top of Aberdeen.
Dufferin on the north side of the highway in Aberdeen has a lot of new development with mostly high end homes. Dufferin Elementary School also has a very good reputation. Dufferin backs onto Kenna Cartwright Park which has many trails for hiking and biking.
Pine View Valley on the South side of the highway is all relatively new development with homes ranging from townhouse units and manufactured homes to very high end homes.
Sahali
Sahali is south of the downtown core up the hill from the valley bottom. Sahali, Kamloops, BC real estate can be divided into Lower Sahali (below/north of the highway) and Upper Sahali (above/south of the highway). Sahali is a very well developed area with many services nearby and is only five minutes to downtown. A large portion of Sahali has only small elevation change from the valley bottom.
There is limited property left available for development and homes in this area tend to be twenty or more years old. There are some very nice neighborhoods in Sahali with large trees and well kept homes. The price point in comparison to other Kamloops BC real estate ranges from lower mid to high end.
West End
West End Kamloops BC real estate includes both downtown Kamloops and the Kamloops Indian Band (which is just across the river from the City of Kamloops).
Downtown is in the Thompson Rivers valley bottom on the south/west side of the rivers. The area is well developed and has limited property left available for development. There are numerous multi-family developments including high-rise condos, town homes, and apartments. Houses tend to be more than twenty years old and some areas have large pockets of heritage homes.
Kamloops Indian Band has a the Sun Rivers Development with home available for long-term (99 year) lease. The development is very well planned out, well kept, and is right on the Sun Rivers golf course. The location is also great with only a five minute drive to downtown.
Dallas
Dallas is in the valley bottom to the east of the downtown core. There is a pocket of development with houses more than twenty years old and several new real estate developments, including a multifamily town home development.
Dallas stretches along both sides of the East Trans Canada on the east side of Kamloops. There are some riverfront lots in Dallas. Dallas is about a fifteen minute highway drive from the downtown Kamloops core.
Barnhartvale
To the east of the downtown core at higher elevation, Barnhartvale tends to have larger residential lots and a mix of small and larger acreage properties. Areas further out have larger farm properties and much of the outlying areas is in the Agriculture Land Reserve.
To get to Barnhartvale from downtown Kamloops you drive about fifteen minutes on the east Trans Canada Highway and then a five to ten minute drive up the hill. Due to being a little further from the downtown core, homes tend to be slightly less expensive in comparison with other Kamloops BC real estate.
Rivershore
Rivershore is east of Kamloops on the north side of the South Thompson River. The main Rivershore subdivision is a golf course community. Its a unique subdivision in that the home owners (as strata members) are responsible for the golf course. Rivershore is a higher end development with some very nice homes.
Properties outside of the golf course community are small acerages with some riverfront properties. They are on the sunny side of the river banks and its not too surprising to find a rattlesnake or two in the course of a summer.
Valleyview
Valleyview is in the Kamloops valley bottom just east of the downtown core. Valleyview runs in a long stretch between the river and the Trans Canada Highway and on the north side of the highway between the highway and the hills.
The area is well developed with most homes being twenty or more years old. The five minute drive to downtown, easy highway access, and some waterfront properties make this a desirable community.
Juniper Ridge
Juniper Ridge is just east of the city above the valley bottom. Juniper has a large amount of new development and sections of older homes. There are a number of sections with high end homes.
The elementary school in Juniper is well regarded in Kamloops and Juniper residents also swear by the great community feel. Juniper has only one road in and it driving it can be quite a challenge in the winter. Juniper is about a ten minute drive to downtown Kamloops.
Rosehill
Rosehill is just east of downtown Kamloops on the hills above the valley. Originally developed as a very high end development, Rosehill has large treed lots and high end homes.
Past the residential area of Rosehill there are large acreages within the agricultural land reserve. Rosehill has one main access road (although another from Knutsford is available) and the road can be challenging in the winter.
Rayleigh
To the north of the city on the east side of the river, Rayleigh is generally an area of homes twenty years and older. Rayleigh has some riverfront homes. Some homes are quite close to the railway tracks and most of Rayleigh must cross the tracks to get to their homes.
Rayleigh is about a twenty minute highway drive into the downtown core. Due to the distance from the downtown core homes tend to be slightly less expensive in comparison with other Kamloops BC real estate.
Westsyde
Westsyde stretches along the west side of the North Thompson River between the hill and the river. Westsyde has quite a few houses along the river. Westsyde has a mix of older and newer development with a few pockets of luxury homes, especially at the far north end of Westsyde by The Dunes golf course.
Westsyde boasts a great community feel with lots of community associations and events. One challenge with living in Westsyde is the one road in with a number of traffic lights and traffic, especially as Westsyde grows.
North Shore
The North Shore of Kamloops, BC is in the valley bottom to the north of the Thompson River and to the west of the North Thompson River. North Shore houses have an urban feel and are within walking distance of a large number of services. There is a mix of multi-family and single family houses. Most areas have houses older than twenty years and there are few development properties available. The North Shore of Kamloops is five minutes away from the downtown core.
The Rivers Trail runs along the river and provides nice walking, biking, and roller blading throughout the city.
North Kamloops is one of the least expensive areas of Kamloops BC real estate. It has some great family sections but also some pockets you'll want to avoid.
Batchelor Heights
Batchelor Heights is low on the hills (slightly elevated above the valley bottom) looking towards downtown Kamloops. Batchelor Heights has both older homes and a large amount of new development. There are quite a few homes with river and city views. Development continues in Batchelor and new lots continue to come on the market.
Quite a few young families have moved into the newer developments in Batchelor due to the slightly less expensive homes and the affordability of a new home in the area in comparison with other new Kamloops BC real estate development.
Brockelhurst
Brockelhurst is in the northwest section of the valley bottom including the airport. Brockelhurst is fairly well developed with twenty plus year old homes but there are some areas of new development. Flat lots are an attractive feature in Brockelhurst as is the short ten minute drive to downtown.
Knutsford
Knutsford is south of the Aberdeen subdivision on the top of the hill with a small pocket of subdivision lots and a number of small to medium size acerages.
Knutsford has easy highway access and views over the hills.
